The Process

HypoCap provides a unique borrowing experience for acquiring financing on commercial real estate. Each borrower has the flexibility and the ability to customize their loan terms to be most desirable for them. When applying for a loan through HypoCap, the borrower decides on the loan amount, the interest rate for the loan, the maturity date, and any covenant terms that will be adhered to. HypoCap will then acquire a third-party appraisal on the specified collateral, an environment inspection (if applicable), and partake in a thorough underwriting procedure. All the information regarding the property will then be packaged into a singular loan package.


Following the creation of the loan package, HypoCap Lending will outsource the funding of the loan to HypoCap Funding. HypoCap Funding utilizes fractional notes to fund deals and in the event the proposed deal does not get funded, HypoCap Lending will work with the borrower to readjust term selection and re-submit the loan package for funding. HypoCap Lending may provide suggestions, bounds, and restrictions on terms selected; however, it is ultimately the borrower’s choice on what is selected for the loan. Whether the borrower wants to adhere to the stringencies found typically from a bank or the leniencies found from private lenders, HypoCap Lending will attempt to find financing to fund it.


Once funded, the borrower receives the borrowed capital and the loan term begins.
